Since 2021, Lloret has been working on the 34-storey development of 40 Leadenhall, which includes restoring and integrating the Grade II listed building 19-21 Billiter Street, built in 1865.

Intro

Lloret has delivered the Building Management System (BMS) and Energy Management System (EMS) for the Shell & Core and numerous Fit-Out projects within the building, spanning across a 4-year period. Today, the building’s BMS is maintained by Lloret’s Maintenance Team, with a full-time engineer to support the FM Team in optimising the building performance.

Shell & core

Lloret’s experienced team designed, installed and commissioned the BMS and EMS for the Shell & Core construction project, working closely alongside Mace to deliver the high-quality, sustainable commercial development. The smart building infrastructure we have installed supports the building and tenants in achieving the targeted building accreditations, including 5-star NABERS, BREEAM Excellent, and Platinum Smart Score ratings.
Lloret contributed toward the Building Emissions Rate being a minimum of 40% below Part L2A of the 2010 Building Regulations for the build. A high-level interface to the AHU EC/DC motors was included on the tenant floor air handling units, in order to run efficiently and use less energy. Obtaining EPD and TM65 Certificates for everything we put on site allowed us to further support the project’s embodied carbon targets.
40 Leadenhall saw Lloret reduce our onsite installation period by approximately 40% by developing the BMS pre-fabrication strategy with Mace. Our design and manufacturing for 40 Leadenhall included 362 modular control enclosures for the major plant skids, all fully tested at the workshop in factory conditions, improving quality and safety and increasing efficiency of the remaining site installation. 
Lloret have installed two head ends in the building, an EMS and a billing system, developed by ourselves. The EMS is operated through a user-friendly dashboard for the Facility Manager and maintenance team to easily extract data for audits, as well as detect faults. The software works alongside the BMS System to improve and optimise building efficiency, further lowering costs for occupants. 
Our BMS and EMS were installed as smart-enabled; our team has worked closely alongside the final nominated smart vendors to ensure all data in the building is available to be tracked and managed.

Fit our intro

Post the successful completion of the Shell & Core of 40 Leadenhall, we have since won over 80% of the individual floor fit-outs. This ensures the continuity of installation, with our team already well established to the building, team and the systems they are installing, increasing efficiency from design through to completion.
The fit-out projects include the entire North Tower, where the law firm Kirkland and Ellis will take up tenancy as their new London office. The South Tower’s floors are multi-tenanted, requiring Lloret to adapt to meet the different demands of each tenant, working alongside the fit-out teams to deliver a high-quality service.

Maintenance

To ensure our BMS continues to run optimally and efficiently, with our client making the most out of the building, we have a resident engineer from our maintenance team, working alongside CBRE. We ensure that our preventative maintenance making sure the building runs smoothly to reduce risk and the need for any costly upgrades. 
The quality of installation and maintenance ensures 40 Leadenhall’s BMS will continue to meet tenants’ expectations for years to come, optimising building efficiency, lowering costs for occupants whilst maintaining indoor air quality.
