Lloret installed the BMS for the Space House refurbishment project, bringing back to life the building to create 255,000 sqft of market-leading Grade A office space. A public realm sits at the base of the building, offering a space for restaurants and shops.
History of the Building
Space House, One Kemble Street, was once occupied by the Civil Aviation Authority (CAA), situated in Covent Garden. In 2015, the building was made a Grade II listed building due to its architectural, technical and historical interest through being an iconic London landmark associated with the 1960s commercial boom. The renovation of Space House is looking to be one of the first-Grade II listed refurbishment to achieve a BREEAM Outstanding rating, alongside achieving a minimum target of 4.5 stars NABERS ratings.
BMS Shell & Core
Lloret is proud to have worked alongside BAM on the Shell & Core, contributing to enhancing the building’s overall performance by installing a Delta BMS. We have adapted the system’s capabilities to enhance the efficiency of the building to meet the required criteria set to achieve these impressive ratings.
Lloret’s installation of BMS works to monitor and operate the renewable technologies of air sourced heat pumps and water source heat pumps. The choice of technology by the consultant, Atlier Ten, shows to lower the use of carbon by 46% on the top two floors and a 70% carbon reduction to the remainder of the building, enhancing the energy efficiency for the building.
The building uses natural ventilation throughout the two buildings. Lloret’s BMS operates an intelligent control of indoor air quality, based on CO2 and temperature. It proved the opportunity for occupants’ to reduce energy consumption whilst increasing the flow of natural air around the building. The natural ventilation system and room setpoints have been adapted to meet NABERS standards.
Our BMS provides the smart infrastructure to the building to enable the opportunity for the future connection to a smart building app which will further allow for after-hour control, with remote access too via a web interface.
